Explain essential elements of a 1031 exchange to consumers/investors, allowing the consumer to make informed decisions about potential tax savings when selling investment property. Outline taxes which may be applicable in a sale of investment property. This knowledge, along with the calculations to be made by the consumer’s tax preparer, enhances the consumer’s understanding of the consequences of a sale. Explain mechanics and logistics of a 1031 exchange to their clients. Put simply, consumers will grasp that the 1031 exchange sequence is a series of purchase and sales transactions linked by a common set of documentation. Discuss time frames required for a successful 1031 exchange. Knowing the 1031 exchange time constraints, consumers can focus on the proper and timely execution of steps to ensure a successful exchange.
